If you decide to move forward, we’ll handle all the paperwork and deliver a rental agreement already signed by the landlord.

To begin the search, we require a €250 upfront commission – fully deductible from the final cost.​

5. Property Match & Viewing
We’ll send you the best matches and arrange viewings at your convenience.
7. Final Payment
Once you have signed your rental agreement, we’ll request the final payment.

No Match? No Worries.
If we don’t find a suitable option within 5 weeks, your upfront payment can be fully refunded upon your request – though between us, it never takes that long.
Decide to Quit?
No problem. If you choose to stop at any point, your only cost is the €250 upfront fee. We operate on a no cure, no pay basis.
Conditions
Minimum Base Fee
Our pricing starts at a minimum of €1,250 + VAT. This base amount ensures fair compensation for the time and effort invested by our trusted professionals. It serves as the minimum total fee.
Clients Without a Guarantor
For clients who do not require a guarantor, our fee is equivalent to 1 month’s rent + VAT, with a minimum of €1,250 + VAT. This applies to clients with straightforward rental profiles, such as working professionals with stable income.
Clients Requiring a Guarantor
For clients who need a guarantor – such as students or those without a local income – the fee is 1.5 months’ rent + VAT, with a minimum of €1,250 + VAT. These cases typically involve additional verification and landlord coordination.
