Step by Step Process

2. Initial Chat
The process begins with an introductory meeting to discuss requirements, budget, location, and property type.

This is followed by collecting necessary documents such as ID, proof of income, and credit information (BKR if applicable).
5. We Start the Search
(fully remote)

Suitable properties are identified through our wide network. 

 

 These options are first discussed with you, and only after your confirmation do we arrange the property viewings. 

1. Tell Us What You Need
Start by filling out our short form. We’ll ask about your profession, what you're looking for, preferred location, number of rooms, and budget.
3. Upfront Commitment

​To start the search, we require a €750 upfront fee, which is fully deductible from the final brokerage fee. 

​

 By paying this amount, you officially begin the purchase process with HomeQuest. 

6. Property Viewings
(conducted by the client)

You attend and conduct the viewings yourself. Afterwards, we discuss your findings together. 

9. Purchase Agreement
HomeQuest reviews the purchase contract and discusses key conditions such as the financing clause and delivery date, providing guidance throughout the signing process.

At this stage, the final brokerage invoice is issued, deducting the initial commitment. 
8. Financing & Valuation

Your mortgage advisor manages the mortgage application. A certified and officially registered appraiser, often in line with the lender’s requirements, carries out the property valuation. 
 

 HomeQuest can help coordinate this process and may provide referrals, but is not responsible for the valuation or its outcome. 
 

 Regarding the Homeowners Association (VvE) documents, HomeQuest can advise and highlight key points of attention, yet the client remains fully responsible for reviewing these documents and making the final assessment. 
 

 Additional inspections, such as a technical survey, are also the client’s responsibility. 

9. Notary & Handover
7. Analysis & Negotiation

We conduct a market and price analysis using comparable sales and valuations, followed by a strategy session with you. 
 

HomeQuest then drafts and submits the offer and manages all negotiations with the selling agent. 

4. Financial Advice

 Before we actively search for properties, you must obtain independent financial advice to determine your borrowing capacity.

 

 You are free to choose your own mortgage advisor, but if you don’t have one, we can connect you with trusted partners.

 This ensures the search is based on a realistic and financially secure budget. 

HomeQuest coordinates with the notary for the deed of transfer and mortgage deed, assists with the final property inspection, and supports the client during the signing and key transfer at the notary.
