At HomeQuest.io we are happy to help you find your ideal home. Here are some important user rules you should know:

 

• Costs: We charge a fee of one month's rent excluding 21% VAT. If a property is rented for a single person or couple through the use of a guarantor(s), we charge one and a half months rent excluding 21% VAT as a fee. In all cases, there is a minimum of €1,250 excluding 21% VAT.

• Withdrawal costs: If you make a proposal, the landlord agrees and you subsequently withdraw the proposal, we will charge 50% of the proposed rent per month excluding 21% VAT. When we did the proposal and you withdraw before having an answer from the letting party, then we charge €250,-excluding 21% VAT.

• No cure, no pay: A search is on a no cure, no pay basis — you are never obliged to rent a home through us and won’t be charged if you find something yourself or decide to stop the search. However, an upfront commitment fee of €250 is always required to start the process.

• Communication: For fast and relevant property updates, we communicate via WhatsApp. This way you are always immediately aware of new availability and important developments.

​

• No guarantee: Unfortunately, we cannot guarantee that we will find a home within the set amount, as this depends on the market offer and your specific requirements and wishes. However, if we are unable to arrange any home viewings from our side within a 5-week period, the upfront commitment fee will be fully refunded — please note this does not apply if viewings were offered but declined by the client.

 

• Budget restrictions: If your budget is lower than the possible options, we unfortunately cannot accept the search.

• Confidentiality and Non-Circumvention

  • ​The Client agrees not to, without prior written consent from HomeQuest.io:

    • ​Contact any landlord, property manager, or third party introduced by HomeQuest.io directly;

    • Disclose, forward, or share any communication, contact details, or documents provided by HomeQuest.io with any third party;

    • Engage in any conduct that may reasonably be expected to harm the commercial interests, business relationships, or reputation of HomeQuest.io;

    • Any breach of this clause shall entitle HomeQuest.io to immediately terminate this agreement without refund of any fees paid, and to seek compensation for any direct or indirect damages resulting from such breach.
