At HomeQuest.io we are happy to help you find your ideal home. The following terms apply to all rental search services.

Costs
​
We charge a fee of one month's rent excluding 21% VAT. If a property is rented for a single person or couple through the use of a guarantor(s), we charge one and a half months’ rent excluding 21% VAT as a fee. In all cases, a minimum fee of €1,250 excluding 21% VAT applies. The fee becomes due once a rental agreement is signed or the property is rented directly or indirectly following introduction or involvement of HomeQuest.io.

Withdrawal Costs
​
If you submit a rental proposal through HomeQuest.io and the landlord agrees but you subsequently withdraw, you will be charged 50% of the proposed monthly rent excluding VAT. If you withdraw before receiving a response from the landlord, a fixed fee of €250 excluding VAT will be charged.

No Cure, No Pay
​
A search is conducted on a no cure, no pay basis. An upfront commitment fee of €250 excluding VAT is required to start the process. If no property viewings are arranged within a continuous 5-week period (excluding declined viewings), the commitment fee will be refunded.

Communication
​​
Communication may take place via WhatsApp or other digital means.

Budget Restrictions
​​
HomeQuest.io reserves the right to decline assignments where the Client’s budget does not reasonably align with market conditions.

Payment Terms
All invoices issued by HomeQuest.io must be paid within 7 calendar days from the invoice date, and in any event no later than the day of check-in or key handover of the rented property, whichever occurs first. The full success fee must be received in cleared funds before or at the latest on the day the Client gains access to the property. The Client acknowledges that timely payment of the success fee is an essential condition for completion of the rental process. Payment must be made in full, without suspension, deduction or set-off. Failure to pay within the applicable payment term results in automatic default (in verzuim), without further notice. HomeQuest.io reserves the right to withhold assistance or coordination related to the check-in if payment has not been received in full.

Late Payment & Contractual Penalty
​
A contractual penalty of €25 per calendar day applies from the first day after the due date. The penalty is capped at 20% of the outstanding principal amount. Statutory interest and collection costs apply in accordance with Dutch law. HomeQuest.io reserves the right to suspend services if invoices remain unpaid.

Commitment Fee – Conditional Set-Off
​
The commitment fee of €250 excluding VAT shall be deducted from the final success fee, provided that the Client pays the full success fee within the agreed payment term. If the Client fails to pay within the payment term, the right to deduct the commitment fee lapses automatically. The commitment fee shall then be deemed separate compensation for preparatory services and the full success fee remains due in addition to the commitment fee.

Confidentiality and Non-Circumvention
​
The Client shall not contact landlords introduced by HomeQuest.io directly or circumvent HomeQuest.io. In case of breach, the full success fee becomes immediately due and HomeQuest.io reserves the right to claim additional damages.

Jurisdiction
​
Dutch law applies. Disputes shall be submitted to the competent court in the Netherlands
